Flooring is usually quoted per square foot, but the material is only part of the price. Removal, prep, stairs and trim can add as much again.
What's usually in a flooring quote
- Removal and disposal of the old floor
- Subfloor prep: levelling, screwing down squeaks, replacing damaged sections
- Underlay or membrane
- Material, plus extra for cuts and waste
- Installation
- Trim: baseboards or quarter round, and transitions between rooms
- Moving furniture, if included
What changes the price
Material
Laminate and vinyl plank are usually the most affordable. Engineered hardwood costs more, solid hardwood and porcelain tile more again. See vinyl, laminate or hardwood.
Subfloor
Uneven or damaged subfloors take time to fix. It's the part of the job you won't see, and the part that decides whether the floor stays flat and quiet.
Stairs
Stairs are slow, careful work and usually priced per step.
Layout
Lots of small rooms, closets, angles and doorways take longer than one open area. Diagonal or herringbone patterns add labour and waste.
Tile
Tile costs more to install than plank flooring because of the setting materials, cutting and grouting, and the time it takes to cure.
How to compare quotes
- Is removal and disposal included?
- What subfloor prep is included, and what's extra?
- Which product and underlay, exactly?
- Are trim, transitions and stairs included?
- What's the workmanship warranty, separate from the product warranty?
